Repairs that are our responsibility
As your landlord we have a legal responsibility for keeping the structure and exterior of your property, and any installations provided for heating, sanitation and supply of services in good repair. These include:
Roof, walls, floors, stairs, porches and canopies
- Roof structure and covering, chimneys, fascia’s, soffits, and barge boards
- Guttering and rainwater goods, roof leaks or damage
- Chimney sweeping (but only as part of the formal servicing programme)
- External walls and copings, rendering, foundations
- Concrete or timber canopies, timber or UPVC porches, balconies
- External painting
- Plaster, air vents and bricks, fireplaces gas or electric
- Wall tiling, tile grouting
- Floor joists, chipboard flooring, timber floorboards, concrete floor finishes, damaged or vinyl flooring to wet rooms
- Staircase or banister, and handrails, treads and risers
- Stairlifts (fitted by the council, partners, and contractors)
Windows and doors
- Window frames, concrete and timber cills
- Internal cills and reveals, window handles, window vents
- Glazing (with severe condensation between frames)
- External door and frames, Internal door including, catches, handles and hinges, gas and electric meter cupboard doors (timber door)
- Thresholds and cills, locks, bolts, and handles (fitted by the council),
- Door entry systems, faulty security alarm
Pipes and drains
- Drains, gutters, external pipes, Gully grids, Inspection chambers
- Soil and vent pipes, clearing blocked WC drains
Bathroom
- Baths, basin, WC, bath panels, faulty taps, showers (installed by the council)
- Toilet seat (sheltered and supported accommodation only)
- Internal pipe boxing (fitted by the council)
Kitchen
- Kitchens (installed by the council or insitu when tenancy begins)
- Cupboard drawers, door catches, handles and hinges, worktops
- Taps (fitted by the council), provision for washing machine
Plumbing
- Water service from the boundary to the internal stop tap
- Basin unit, wash hand basin, toilet, bath or shower tray, sealants to bath, boxing in of new or existing pipework (where deemed required)
- Provision for washing machine where space allows, ventilation for tumble dryer
Electrical Items
- Electrical wiring, sockets, and light fittings, consumer units, electric supply, rewire able fuses, pull cords
- Hard-wired smoke alarms, battery operates smoke alarms, carbon Monoxide Detectors
- Storage heaters, electric fires (fitted by the council), Immersion heaters, disconnection and reconnection of the cooker (decant), extractor fans, ventilation units
Gas appliances
- Gas boiler, re pressurise boiler, radiator valves, timer clocks and thermostats
- Gas pipework, damaged gas pipework, gas fires (installed by the council), disconnection and reconnection of gas cooker (decant planned installs)
- Annual gas service
Aids and adaptations fitted by the council
- Shower seats, shower pumps, handrails, pull cord systems
- Ramps and adapted walkways, flooring to level access shower
Home energy efficiency
- Draught proofing to windows and to external doors
- Hot water cylinder jackets, loft hatches and insulation, cavity wall insulation
Intruder house alarms
Intruder house alarms Installed by the council during the tenancy, the council will silence or repair alarms but not replace.
External areas
- Boundary garden walls, front and rear fencing adjacent to a public boundary, front and rear side gates, paths and steps to individual properties
- Garden flooding
- Concrete outhouses, car hard standing repairs (if original),
- Patio areas (installed by the council)
Internal Communal Areas
- Lifts and stairwells, rubbish chutes, flooring structural, skirting boards and picture rails, Internal frames and architraves, damaged internal doors and ironmongery (wear and tear)
- Communal internal lighting and security, fire alarms, smoke and heat detectors
- Pest control (communal areas only)
External Communal Areas
- Door entry and concierge systems, fire door replacement and maintenance, communal external lighting and security, communal decoration and upkeep
- Drying areas, window cleaning to communal areas, TV aerial or satellite (communal)
- Parking bays, gates, and bollards, grounds maintenance including trees
