We recommend you get pre-application advice to make sure your application has the best chance of succeeding. We are currently only negotiating on submitting planning applications in exceptional circumstances.

There is a fee for this advice, but it may save you money by getting your application in good shape. However, you can submit your application without speaking to us first.

We offer different levels of pre-application advice. We can advise you about:

  • what requires planning permission
  • what our guidance documents state
  • whether the proposal is likely to be accepted

There are also other professional organisations that can give you advice on your proposals.

An architect or planning agent could help to develop detailed plans. They can also tell you if you need planning permission and can submit an application on your behalf.
