Design and planning

A team of architects from BPTW has developed the initial design proposal. This is based on the ballot proposals and feedback from residents, stakeholders and partners as part of an engagement and consultation process. We have been working alongside, providing planning advice on design and policies in relation the management and maintenance going forward.

Residents who have attended the events were keen to see new high-quality homes whilst maintaining a central green space which locals really enjoy for generations to come.

The design will provide 340 homes, landscaped areas, a pre-school and community facility and will be implemented in 2 phases. 

We aim to submit a planning application in the summer of 2025 for the overall approach, known as a Masterplan, along with a more detailed design for Phase 1.

Phase 1

The building of 225 new affordable homes, using the £54 million grant from the Greater London Authority (GLA).

Phase 2

The building of 115 new homes, potentially all for sale, to cross-subsidise the affordable home and deliver a tenure mix across the estate. This will be subject to the approval of a further detailed application to planning.
