New tenancy, mutual exchange and void properties
How we ensure gas safety on properties with new tenants and those that are unoccupied.
New tenancy
New tenants will be provided with a copy of the Landlord’s Gas Safety Record (LGSR) upon moving in. Any gas appliances installed by the previous tenant will be removed prior to re-letting.
No appliances should be gifted or passed on to the incoming tenant.
Mutual exchanges
Gas safety checks for mutual exchanges will follow the mutual exchange procedure. Before an exchange is completed, the property must have a valid LGSR. If one does not exist, a gas safety check must be completed first.
It is the outgoing tenant’s responsibility to ensure access is provided for a contractor to carry out the gas safety check. If access is denied, the standard access procedure will be followed.
Any appliances installed by the previous tenant will be removed prior to re-letting. Appliances will not be gifted to the incoming tenant.
Mutual exchanges are treated as new tenancies and will not proceed until a full gas safety check is completed.
A completed gas safety check with an updated LGSR (or equivalent check and certification for oil or solid fuel appliances) resets the 12-month servicing cycle. This will be recorded in the Gas Servicing Database.
Void properties
For self-contained properties with an individual gas meter that become void, the gas supply will be capped within 24 hours of key return or by the next working day.
Once void works are complete, and the supply is reinstated or a new energy provider selected, a gas operative will uncap the supply, conduct a full service and safety check, and issue a valid LGSR.
The new LGSR will remain valid for 12 months, unless further works are carried out during the void period that may impact the safety of appliances or the gas supply.
