We are working to address safety concerns identified in the Queens Quarter development.
The Queens Quarter development is on the old Taberner House council offices and Queens Gardens site in central Croydon. It is made up of four blocks.
We are the freeholder of the site but own only 1 of the blocks, Malcolm Wicks House, which is home to 90 families. L&Q own 2 blocks, Bloom House and Chorus Apartments, and Legal & General (L&G) own The Fold.
L&G have informed us of several building issues in The Fold. Defects have been identified to the roof and internal pipework, and temporary measures have successfully stopped active leaks. Damp and mould affected materials have been professionally treated or professionally removed from the building.
Further works are required to fix the underlying issues. As a result, L&G have made the decision to vacate their tenants and are working with them to find alternative accommodation. This will happen over several months to allow L&G to carry out further investigations of the issues and to start work.
No similar issues have been identified at Malcolm Wicks House and residents do not need to take any action. As part of our regular programme of safety checks, we will shortly be undertaking building surveys to ensure the ongoing safety of our tenants.
We have contacted our tenants at Malcolm Wicks House and will share updates once our surveys are complete. In the meantime, our building safety and tenancy management team will be regularly visiting the building to speak to residents about any issues and to provide support and reassurance.
We will be contacting tenants about drop-in sessions that will be held during week commencing 22 September.
