Call before you serve is a free service for private landlords in the private rented sector. It helps landlords avoid eviction by addressing tenancy issues early. This service aims to prevent homelessness, reduce legal costs, and support long-term, stable tenancies.
How we can help
We offer support and guidance to landlords, including:
- mediation to help landlords and tenants solve problems before they escalate
- advice on how to manage rent arrears and avoid having to evict tenants
- guidance on legal responsibilities and other options instead of eviction
- help for landlords to deal with tenancy issues before serving an eviction notice
Who the service is for
The service is available to:
- private landlords who are thinking about serving a Section 21 or Section 8 eviction notice
- letting agents representing private landlords
If you are a tenant at risk of becoming homeless you can find help and support.
How to make a referral
Private landlords and letting agents can refer themselves to the service by completing our online referral form. After receiving your referral, we’ll contact you to discuss the issue and offer advice and support.
The Renters' Rights Bill
The Renters' Rights Bill is a proposed law by the UK Government that aims to improve tenant rights and make the rental market fairer.
Key changes include:
- the abolition of Section 21 'no-fault' evictions
- stronger rent control measures
- a new property portal requiring landlords to register their properties for improved standards
- stricter accountability regulations for landlords
