Eligibility

You need to own a property in the London Borough of Croydon.

Your property needs to:

  • have 2 or more bedrooms (exceptions apply for certain one-bedroom bungalows, maisonettes or ground floor properties)
  • be a house, flat, maisonette, or bungalow
  • be a freehold or leasehold property

How to sell your property

Step 1: Check your eligibility

Step 2: Application

You need to:

We will arrange for 2 assessment visits.

• a valuer from a firm of independent valuers, will visit and prepare a valuation report for the council.

• a council surveyor will visit your home to assess what works might be required after we purchase it to meet the council’s legal obligation for letting homes.

Step 4: Agreement

Once we have these reports, a decision will be made regarding the purchase. If we wish to proceed, you will be provided with a written offer for your home.

If your home was purchased from the council less than 10 years ago and you disagree with the offer amount, please refer to the district valuer process.

If your home does not meet our current criteria for purchase, we will inform you of this.

If your home was purchased from the council less than 10 years ago. We will provide you with consent notification which will allow you to pursue a sale on the open market. 

Step 5: Conveyancing - finalising the sale

Once you accept our offer, we will ask you to provide us with the contact details of your solicitors, so we can start the conveyancing process. 

When the conveyancing process has been completed the councils, solicitor’s will provide the property acquisition team with a ‘Report on Title’ following their searches and the return of the requested documents to them through your solicitors. 

The property acquisition team will produce a report regarding the property, confirming the findings of the report on Title. This report will confirm the purchase should proceed, assuming there were no untoward findings highlighted in the Report on Title.

Step 6: Completion

A purchase report known as a Delegated Authority (DA) will be written and presented for final sign off to proceed with the purchase. 

This report will form the basis on which the council’s treasury can be instructed to release the funds to your solicitor. 

Once the DA is signed our solicitors will be able to speak to your solicitors about your preferred dates to exchange contracts and complete on the purchase.
