Revaluation 2026

What you need to know about the Revaluation 2026, including calculating business rates.

Revaluation 2026

Every 3 years the Valuation Office Agency (VOA) updates the rateable values of over 2 million commercial properties in England and Wales. This process reflects changes in the market and is known as a revaluation.

The latest revaluation will come into effect from 1 April 2026, but the VOA has published future valuations which you can view online using the find a business rates valuation service or log into your business rates valuation account

We calculate business rates bills by taking the rateable value and multiplying this by a value known as a multiplier, which is set by the UK Government in England. We then apply any reliefs you may be eligible for.

In England, from April 2026, the government will create 2 additional, lower multipliers for retail, hospitality and retail businesses. We will be responsible for determining which properties are eligible for these multipliers. The government has published guidance for councils to use. The regulations have also been published.

The Non-Domestic Rating Multipliers for 2026/27 will be as follows:

Small business RHL multiplier38.2p
Small business non-domestic rating multiplier43.2p
Standard RHL multiplier43.0p
Standard non-domestic rating multiplier48.0p
High-value non-domestic rating multiplier50.8p

If you need to tell the VOA about a change to your property, or believe your current rateable value is wrong, you can contact the VOA through their business rates valuation account to ask a question or check your valuation.
