Subletting your leasehold property

You must obtain permission from us to sublet your property. If you do not get permission, you will be in breach of your lease, building insurance and are at risk of legal action.

As a leaseholder landlord you must:

  • continue to pay your service charges and any major works costs
  • maintain and repair all internal parts of your property
  • comply with the terms of your lease, your tenants are not responsible
  • ensure your tenants are not nuisance to other residents

Apply for permission to sublet

To sublet you must notify us within 21 days of letting your property by completing this form and providing:

  • your emergency contact details
  • correspondence contact details for invoices
  • copies of gas and electricity certificates
  • £50 cheque for registration fee

Not living at the property

If you are not letting but do not live at your property, for example, your relatives live there, or you use the property as a second home, you are still responsible for your lease and need to provide us with written details of your correspondence address.

Help with becoming a landlord

Gas safety certificate: all gas appliances must be checked annually by a registered Gas Engineer who will issue your certificate. You must provide us with a copy and give your tenants a copy of the landlord gas safety certificate before they move into the property. 

Find a registered gas engineer

Electrical safety: you must ensure that the electrical installation and any electrical appliances you provide are safe, to reduce the risk of electrocution or fire. Electrical installations should be inspected and tested at least every five years and appliances more frequently dependent on their type.
