Two of the major regeneration developments that will transform the heart of central Croydon are:

Croydon Gateway

There is now clarity over which developer and which scheme will be used to develop the 12-acre, largely derelict site adjacent to East Croydon station. In autumn 2007 a joint public inquiry was held into the Arrowcroft application for an arena-led, mixed-use scheme and a compulsory purchase order (CPO). However, the Secretary of State refused the planning application and did not confirm the CPO, which means the Arrowcroft scheme will not proceed.

However, the site will still be developed as an alternative scheme, promoted by the developer Stanhope and their partner Schroders, has planning permission. This scheme comprises the following:

  • over 100,000 sq ft of quality office space to meet the needs of expanding and new businesses
  • 821 new homes, comprising social housing for rent and shared ownership and private housing for sale
  • a health and fitness club and a community health centre
  • a new landscaped park and parking provision
  • cafes and restaurants
  • a replacement Warehouse Theatre.

The council is currently working with Stanhope to ensure the early delivery of this scheme as this site is crucial to the regeneration strategy of central Croydon.

Park Place

The redevelopment of the area as a retail destination adjacent to the Whitgift Centre will include shops, cafés and restaurants, anchored by a new department store. The original scheme is currently being redesigned to take into account changes in retail thinking, which will see the covered mall replaced by an open, street-facing scheme. This new scheme will no longer include a bus interchange, but will include up to 400 residential units.

Linking the Whitgift Centre and the Town Hall/Clocktower complex, Park Place will revitalise the town centre and create a new focus for central Croydon.

Minerva, the developer for Park Place, anticipates submitting a new planning application by spring 2009.
