The following additional information will be required for certain planning applications to enable the consideration of the application to proceed. Failure to provide the information could result in delay to the application or a refusal of permission. For all developments except
householder extensions and similar smaller schemes:
Design Statement
A Design Statement is required to enable the council to consider
how the design of the development addresses the requirements of Policy
UD1 of the Adopted Replacement Unitary Development Plan (the Croydon
Plan) (July 2006). A Planning Advice Note has been produced
describing what should be contained in the Statement and is available
from the council and from the council's web site. For major
schemes you are also advised to consult the council's Urban Design
Team.
For major developments (as defined
in the Town and Country Planning (General Development Procedure)
Order 1995, which is generally 10 or more dwellings or a non
residential building of 1000m2 or more:
Environmental Performance Statement
An Environmental Performance Statement is required to enable the
council to consider how the design of the development addresses
sustainability issues. Policy UD1 of the Adopted Replacement
Unitary Development Plan (the Croydon Plan) describes the requirement
and more detailed advice is contained in a Planning Advice Note
available from the council and from the council’s Planning web
site. You are also advised to consult the council's Environment
and Sustainability Team.
For all developments likely to generate a significant number of vehicular trips:
Transport Assessment
A Transport Assessment is required to enable the council to
consider the impact of the development on road congestion and the local
environment. Policy T2 of the Adopted Replacement Unitary
Development Plan (the Croydon Plan) describes the requirement and you
are also advised to consult the council's transportation team.
Travel Plan
A Travel Plan is required to enable the council to consider how
the level of traffic generated by the development will be
reduced. Policy T2 of the Adopted Replacement Unitary Development
Plan (the Croydon Plan) describes the requirement and you are also
advised to consult the council's transportation team.
For developments which could result in impact on air
quality:
Air Quality Assessment
If you are planning a development that will attract large numbers
of vehicles and/or include certain industrial processes, you will have
to complete an air quality impact assessment to enable the council to
consider the potential impact of the development on the air quality of
the area. Further guidance can be found on our Air quality impact
assessments page. You are also advised to consult the council's
Specialist Pollution Team.
For developments which could result in an increase
in noise:
Noise Assessment
A noise assessment is required to enable the council to consider
the potential impact of the development on the ambient noise levels of
the area. Paragraph 8.31 of the Adopted Replacement Unitary
Development Plan (the Croydon Plan) describes the requirement and you
are also advised to consult the council's Specialist Pollution
Team.
For developments which are noise
sensitive, such as a residential property, where the area is already
subject to existing sources of noise from busy roads or
railways:
Noise Assessment
A noise assessment is required to enable the council to consider whether the new buildings are suitable in the proposed location. Paragraph 9.22 of the Adopted Replacement Unitary Development Plan (the Croydon Plan) describes the requirement and you are also advised to consult the council's Specialist Pollution Team.
For developments which might affect the archaeological
heritage of the site:
Archaeological Evaluation
An archaeological evaluation is required
if the development might affect the archaeological heritage of the
site and the council will need to assess the implications of the
proposal. Policy UC11 of the Adopted Replacement Unitary
Development Plan (the Croydon Plan) describes the requirement and
you are advised to commission a professionally qualified practice or
archaeological consultant.
