Applications - residential buildings containing common areas
Please note that from 1 October 2006 work forming or associated with residential properties featuring areas that are common to more than one dwelling can, in many cases, no longer be carried out under a Building Notice.
The Regulatory Reform (Fire Safety) Order 2005, which simplifies and makes significant changes to fire safety legislation, requires that the Fire Authority is consulted where the common parts of a residential building are affected by the work. The main impact of this change is that flat conversions and the construction of apartment blocks must now be subject to a Full Plans application whereas in the past a Building Notice would have been sufficient.
