- Installing, altering or replacing a shopfront

In general, you need approval to build a detached garage or ancillary building. However, a single storey, detached building with no sleeping accommodation does not require an application as long as:
- it has a floor area of less than 15 sq metres OR
- it has a floor area of less than 30 sq metres and it is constructed mainly from materials that are non-combustible OR
- it has a floor area of less than 30 sq metres and it has a clear space of at least one metre between it and the property boundary.
In any of the above cases however the electrical safety and energy efficiency requirements of the Regulations still apply and you may therefore still need to make an application.
Whether or not you need Building Regulations approval, you may need Planning Permission. The Planning Control section will be able to advise you in this matter.
If you are building within six metres of another building or structure, you may have obligations under the Party Wall Act 1996. You should consult a party wall surveyor or advisor for guidance in this matter.
